Cash is cash, but some of the cash flow is better than others - and easier to Obtain - particularly when it comes to buying residential real properties. real estate investment, for example, compare an apartment complex with a 6-unit Tri-Plex and a single family residence (SFR).   Â

What do you think is the best deal for the typical investor? A 6-Property Unit provides the same rental income per unit ($ 600), but is cheaper per unit than the Tri-Plex, so is this the best investment?
Generally, NO.  Probably the best investment for you and most investors will be the Tri-Plex, especially compared with the 6-unit apartment complex. all boils down to obtaining financing. When conventional financing, two to four residential units may be funded in the same manner in which finance a SFR investment. That means you can get funding in 75-80% of the purchase price through a large number of lenders and mortgage brokers. cash limit their investment to 20-25% and funding is relatively easy to achieve, even today.
To finance the 6 from the complex, you have to obtain the Commercial Finance, as it is the limit of 4 units imposed by Fannie Mae and Freddie Mac  This is a difference since such funding almost impossible to obtain in 2009, and the LTV would likely be 50% in range. So not only is almost impossible to get financing on a 5 + unit property, but will have to come to closing with a lot more effective.
Now let us compare the Tri-Plex with SFR. They both have the same price, however, the Tri-Plex offers $ 700/mo more on cash flow, so the best treatment, right?  Well, probably ...  However, there are a couple of questions you want to ask toa before locking in your investment strategy:
- Tri-Plex is the measured teacher?
- What willa its management fees property is?
Note that several units are often measured teacher utilities, which means it can be a meter of water (or electric meter or gas meter) for all property. This usually means that the owner must have the utility bill in your name. You will want to check if the owner is currently allocating these utility costs back to tenants / units, and revise its pro-forma P & Accordingly. LA in SFR, the tenant usually pays all utility costs associated with ownership, so you usually need not be considered this factor in their spending.
Second, check your company witha property management to see what the difference is for typical management fees. While 3 (or 6) provides greater differentiation of the units (if a tenant leaves, others will still have to be paid), but also may require more dollar. management fees for rent are likely to incur rental charges plus the cost of repair for a period of 12 months with $ 150,000 of the Tri-Plex with SFR is $ 150,000.
In establishing its investment strategy, will have to balance the estimated net cash flows to its funding options. By contrast various types of investment properties, and not just think in the monthly net cash flow, but also the ease or difficulty of obtaining financing, and how much cash you will need to invest to acquire property. If repairs are necessary for functional property / cost, then as fueling well.
More most cases, a Tri-Plex or four units provide better cash flows for each dollar of investment other types of residential properties, although they typically require more management time / fees over the last year.Â, unless the plan does not sell ownership, then you also have to consider leaving strategy. SFR can be sold to owner-occupied or investor buyers, and multi-unit have a smaller target audience buyers.Â

What does it mean if my multi-meter creates sparks when I try to test the volts my microhydro turbine?
I have tested successfully for months per tooth to play the red wire terminal tooth red and black to black wire terminal. One day, suddenly, anyone who touches me second creates sparks and tips melts a little. I have some knowledge of electricity, but obviously not enough. Any help would be appreciated
Maybe your meter is not established in the stress test. Voltmeters are supposed to have a very high resistance through them, and any failure to obtain sparks indicates that there is little resistance in the multimeter. This could be because they did not establish the right of multimeter, and you're measuring in progress or something, or the meter is not working properly. Probably you are getting spark because you're a short circuit in a capacitor. Make sure the multimeter is on the right (line set to measure Voltage), or try a different meter.
